Summary:
Trane Technologies in Texas is looking for a Project Developer to join its team. In this role you will support the growth of Trane Regional Office capabilities in acquiring and executing a diverse portfolio of complex projects. These projects include Design-Build, Turnkey Replacement Projects, Energy-Savings Projects, or Trane PACT® ESCO Projects.
Location: We are open to hiring the right candidate within the vicinity of our following offices: Carrollton, Fort Worth, Dallas, Corpus Christi, Lubbock, Austin, and San Antonio.
Essential Job Functions
- Developing comprehensive estimates to support the sales efforts.
- Manage the public solicitation of subcontractor pricing.
- Manage Bid Processes to a successful and timely outcome.
- Perform site visits, identify points of connection, develop scopes of work, and conduct pre-bid conferences and contractor site visits.
- Manage design consultants to develop and assemble bid documents.
- Ability to work in self-directed environment requiring little or no supervision to accomplish mission objectives in a timely manner.
Preconstruction Services – Opportunity Qualification & Estimating
- Provide insight into the evaluation of the sales opportunity.
- Assist in the determination of the most effective deployment of estimating resources for competing sales opportunities.
- Provide preliminary site assessments with the Sales team to further evaluate opportunities in conjunction with plan objectives.
- Prepare the scope definition to be estimated and issue to subcontractors.
- Identify and address construction risk points related to the primary mechanical and electrical trades as well as ancillary trades like structural, fire protection, ceilings, painting, floor coverings, concrete, etc.
- Manage design consultants to develop and deliver the required deliverables such as, drawings, specifications, sketches, etc. required for pricing.
- Utilize prequalified subcontractors for pricing efforts where possible and assist in the prequalification effort for non-prequalified subcontractors.
- Ability to develop project estimates without complete design documentation or in a design-build environment and produce comprehensive estimates for the work.
- Maintain a regular cadence of communication with the sales team.
- Develop schedules for development, bidding, construction and the contract.
Preconstruction Services – Proposal & Contract Preparation
- Prepare the scope of work for the proposal and final contract to customer.
- Identify and address project risk points through risk mitigation strategies.
- Ensure the proper treatment of Texas State Sales, Use or Remodel Tax in the estimate and the contract.
- Ensure that the Sales Team has the necessary documents to secure the execution of the contract.
Preconstruction Services – Customer Facing
- Plan, prepare, and assist the sales team with presentations to the client.
- Gain insight into the facility operation through discussions with the facilities staff.
- Develop rapport with facility staff during site visits.
- Effectively communicate with the client to conduct the necessary site visits and collect required documentation in an expeditious manner.
Education, Experience and Special Skills
- Four year degree in engineering or technically relevant field preferred. Two year associates degree in a technical field is acceptable. Comparable experience in preconstruction or project management within the industry is acceptable.
- Eight years in the mechanical contracting business as an estimator and project manager working on complex hydronic HVAC projects.
- Experience with owner direct sales or sales support.
- Experience managing 3rd Party consultants.
- Five years of experience in the Performance Contracting arena is preferred.
- Excellent communication skills - oral, written, presentation, training, etc.
- Computer aptitude in the use of MS Office Suite of applications including MS Outlook, MS Excel, MS Word, MS Project and MS Power Point.
- Computer aptitude with estimating programs such as RS Means, Bluebeam, QuickPen, FastPIPE, Sage Master Builder, or an equivalent system.
- General attributes - impeccable ethics, professional image, exceptional organizational skills; valid driver's license and proof of personal vehicle insurance required.

- Solid understanding of facility construction and related code requirements.
- Ability to travel up to 60% of the time.
- May be required to lift or move objects up to 40 pounds periodically.
- May be required to stand; reach with hands and arms; climb or balance; and stoop, kneel or crouch.
- Must be able to climb ladders, walk on roofs, walk over broken ground, enter confined spaces and do so in a safe manner.
- Must be able to work in outdoor environments that may be extremely hot, cold, damp, windy or dusty.
