‘Senior Regional Facility Manager - Corporate Service Centers’ is responsible for bringing best-in-class workspaces, facilities and amenity services that align with Schwab’s mission, values, and objectives. Senior managers are responsible for the structure of our buildings, our surrounding property, our building interiors, and customer service to our occupants. Our firm is continuously transforming our workspace with senior facility managers as the key to enabling fellow employees to work the way they work best. Schwab Corporate Real Estate (CRE) is a highly collaborative department with facility managers partnering with Strategy, Design, Construction, Security and Critical Environment teams representing a multitude of cross functional lines of business within the assigned real estate portfolio. Regular interaction with senior site leaders offers our senior facility managers the opportunity to showcase their customer relationship management skills at their best.
What you’ll do:
- Build relationships with senior site leaders of cross functional departments to manage change, risk, continuous process improvements and property updates.
- Develop and manage annual operating and capital budgets to include variance explanations and justifications.
- Manage local maintenance projects, and moderately sized improvement projects.
- Responsible for local maintenance and facility coordinator staff; including hiring, orientation, performance evaluation, disciplinary action as needed, continuing education and compliance training requirements.
- Provide leadership and direction to staff and vendors responsible for completing repairs, upkeep, and general services
- Conduct quarterly property inspections to ensure clean, professional, well-maintained facilities that represent the Schwab brand with documentative reports and follow up service requests
- Serve as contract owner and manager for service agreements to include janitorial, landscaping, move company and other outsourced maintenance services
- Accountable for Moves, Adds and Changes including but not limited to furniture reconfiguration, and re-stacking.
- Create and implement savings initiatives across the portfolio.
- Responsible for accurate and timely preparation and approvals of vendor invoicing to ensure proper payments are made following Schwab vendor management and accounts payable policies.
- Lead quarterly business reviews on applicable contract service providers as contract owner.
- Review regional service work orders to ensure completion and trending results.
- Serve as the client representative and advisor on projects and infrastructure upgrades managed by Construction and / or Critical Facilities Engineering teams.
- Share dotted line oversight for work in critical environments with CREs critical environments and engineering team.
- Local ownership for workplace service including café operations, micro-markets and vending, and mail operations; raises concerns to the corporate level general services team.
- Complete occasional special administrative projects individually or as a part of a work group.
- Typical portfolio make-up consists of single or multiple buildings in campus setting with 250K to 1.2M square feet.
- Report to the Director of Facility Management.
Supervisory
- Supervise facility coordinators and maintenance staff as assigned.
- Performance management to include mid-year and year end performance assessments impacting pay for performance.
- Plan and monitor appropriate staffing levels and labor utilization including overtime approval.
- Mentor and coach team members for continual development.
- Lead by example and models the Schwab Leadership Profile.
What you have

Required Qualifications:
- High school diploma or general education degree (GED) required.
- 8 + years of facilities management and people leadership experience.
- Overnight travel required – up to 40%
- Willingness to be available after hours and in emergency situations.
- Intermediate skills with Microsoft Office Suite.
- Expertise using CMMS, CAFM and project planning software.
- Demonstrated experience with architectural, electrical, and mechanical systems including sequence of operations of equipment to support critical environments and ability to read single-line drawings.
- Working knowledge of contracts, leases, and related legal documents.
- Demonstrated knowledge of EH&S requirements including OSHA general industry safety standards.
- Comfortable multi-tasking, staying calm under pressure and providing results.
- Ability to comprehend and analyze complex business documents.
- Ability to respond effectively to the most sensitive issues applying appropriate tone and confidentiality.
- Competent in writing reports, procedures, process documents and articles using professional style.
- Skilled in effective presentations on property management related topics to peers, and internal business associates.
- Demonstrated capacity to create visions to motivate key employees and business associates to take desired actions.
Preferred Qualifications:
- Bachelor’s degree preferred with focus on business, technical or management.
- Facility management certification and designations preferred (CFM, RPA, FMA).
