The Role
Managers in our Cost Segregation practice will gain experience working on accounting and engineering-based projects across a variety of industry sectors including hospitality, gaming, sports, entertainment, recreation, retail, restaurant, manufacturing, high-tech, life sciences, commercial and residential rental real estate, telecommunications, private wealth and family trusts, and finance and banking.
Managers will have opportunities to use their skillsets to complete depreciation analyses for newly constructed and acquired facilities, fixed asset valuations, insurance valuations, property tax analyses, and purchase price allocations for tax reporting and financial reporting.
Managers can expect to:
- Engage in business development activities (e.g., prepare proposals, prepare/present cost segregation-specific webinars, collaborate with other service lines to market comprehensive tax strategies for prospective clients, etc.);
- Identify and build meaningful relationships within our organization and in the marketplace;
- Conduct tax research utilizing tax authority databases such as RIA Checkpoint, CCH, and Bloomberg Tax to address project issues;
- Demonstrate ability to explain the Modified Accelerated Cost Recovery System (“MACRS”), and tangible property regulations, and changes to tax law impacting cost segregation projects;
- Lead in-person or virtual property tours;
- Manage the execution of client engagements;
- Communicate effectively and responsively with clients;
- Supervise project data inventory (e.g., organize and tracking log) and prepare supportable, audit-ready files;
- Review full analyses within cost segregation models, including cost estimating (e.g., buildings, individual asset, equipment), indirect cost allocations, and electrical load calculations;
- Utilize advanced modeling techniques and draft supporting project reports;
- Supervise, train, mentor and evaluate Seniors Associates, Associates and Interns;
- The opportunity to pursue additional training through internal and external resources; and
- Travel locally and across the U.S. approximately 20% of the year.
Compensation and Benefits
Our firm offers competitive base compensation, benefits package, and a discretionary employee bonus program for eligible employees based on individual and firm performance metrics per the defined program guidelines. For individuals hired to work in Los Angeles, the expected salary range for this role is $132,000 to $155,000; the actual salary offer can vary based upon employee qualifications.

We offer paid time off, beginning at 160 hours annually and provides twelve paid holidays throughout the calendar year. Compensation: In addition to competitive base compensation, our firm offers annual discretionary bonuses based on firm and individual performance, a discretionary long-term cash incentive program, and other forms of discretionary compensation that would be offered to the hired applicant in addition to their established salary range scale.
The Requirements
- 5+ years relevant work experience with at least (4) years in Cost Segregation;
- An undergraduate degree and/or relevant advanced degree in Engineering (e.g., Civil, Structural), Construction Management, Architecture, Accounting or related degree;
- Must have proficient technical knowledge of MACRS classifications and related tax authority (e.g., Treasury Regulations, Internal Revenue Code, Revenue Rulings (“IRC”), Revenue Procedures, Court cases) and thorough understanding of the Cost Segregation Audit Technique Guidance.
- Thorough understanding of the construction lifecycle, including scheduling, cost ledgers, and contractor pay applications.
- Thorough understating of cost estimating databases such as RS Means and Marshall Valuation Service;
- Proficient experience using takeoff estimating software (e.g., Bluebeam, vu360);
- Self-starter with the initiative to seek out opportunities and ability to work successfully in a fast-paced, high-pressure environment ;
- Strong analytical and critical thinking skills;
- Completes tasks with thoughtful attention to detail and accuracy;
- Ability to collaborate and effectively work with diverse team members;
- Proficient at multi-tasking and prioritizing; and
- Proficient use of Microsoft Office, particularly Excel and Word.
