Position Summary:
The Union Maintenance Attendant performs a variety of general maintenance, cleaning, and repair duties to support the upkeep and functionality of building facilities. Work is performed under the supervision of engineering staff, in accordance with IUOE Local 501 standards and California safety regulations.
Essential Duties (Under Supervision):
- Repair toilet facilities, including soap dispensers.
- Clear drains using a plunger and handheld auger.
- Perform general labor such as carrying, stacking, sorting materials, and debris removal.
- Travel for parts and supplies using an employer-supplied vehicle.
- Repair registers and radiators.
- Conduct minor repairs on furniture and floors.
- Maintain and/or replace door hardware.
- Repair floor maintenance equipment and venetian blinds.
- Perform maintenance painting in equipment rooms, cooling towers, and other touch-up areas.
- Clean mechanical spaces and perimeter induction units.
- Clean job sites and equipment using vacuum, mop, broom, floor scrubber, waxer, steam cleaner, high-pressure spray cleaner, and other cleaning devices.
- Clean and paint non-operating mechanical equipment that has been shut down, locked out, and tagged by a Journeyman Engineer per Article XXI - Safety Lockout Program.
- Perform miscellaneous handyman work requiring limited use of hand tools.
Limited Duties (May Be Performed Without Direct Supervision):
- Clean roof drains, air vents, registers, and radiators.
- Replace lamps and clean light fixtures.
- Maintain toilet facilities, excluding energized systems.
- Replace ceiling tiles not affecting fire sprinkler systems or other energized systems.
- Perform minor repairs on furniture and floors.
- Replace air filters.
- Clean engineering shop areas.
- Replace fire extinguishers.
- Hang framed objects not requiring power tools other than cordless drill/drivers.
Compliance & Compensation Notes:
- If directed by an authorized representative of the Employer to perform work beyond the scope described above, the Maintenance Attendant shall be compensated at the journeyman rate for the entire shift.
- The Employer assumes full responsibility for any issues arising from unsupervised work performed by a Maintenance Attendant.
Qualifications:
- Ability to perform general maintenance and repairs.
- Familiarity with cleaning and maintenance equipment.
- Basic knowledge of plumbing and electrical systems.
- Ability to follow safety protocols and procedures.
