Position Summary
The Maintenance Journeyman is responsible for planning, organizing, and performing a variety of maintenance, repair, and construction activities in assigned University buildings; providing a safe and functional environment to accommodate the needs of University staff, students, and visitors. The Maintenance Journeyman will conduct maintenance and safety inspections, train less experienced technicians, manage work projects, and oversee the work of outside contractors when needed. There will be daily communication with the Assistant Director, Facilities Management and Operations to stay current with events and activities at the University. In addition, there will daily communications to receive customer generated help requests and to understand changing priorities.
Onsite: Spectrum, San Diego, CA, and surrounding campuses
Essential Functions:
- Executes maintenance and repair work requiring a high level of skill, technical expertise, proper training, and experience in accordance with current industry standards.
- Operates hand and power tools and utilizes diagnostic instruments in a manner that ensures worker safety and protects the tools and equipment.
- Performs various skilled tasks to support the Facilities help request system. Responds to customer requests in a timely manner reporting job status to the Facilities Administrator.
- Responds to emergency calls, including those that occur after hours. Assesses the situation, makes independent decisions on corrective actions and performs work or obtains additional help as needed to correct the problem.
- Creates and maintains adequate maintenance records of all assigned equipment and building systems using hardcopy logs, spreadsheets, and CMMS programs. Enters data, stores both hardcopy and electronic copies of records, inspects for and reports potential equipment problems and safety issues.
- Interfaces directly with internal and external customers at all organizational levels. Communicates clearly in both conversation and writing to project an organized and professional appearance for the Facilities organization and for National University. Uses e-mail, voice mail, and basic Windows applications when needed to facilitate this communication.
- Shares knowledge and acts as a mentor to the Utility Workers to improve their knowledge and skills. Works as a direct back-up for the Building Maintenance Engineer filling that role when needed.
- Organizes and helps in the relocation of furniture, equipment, and other materials within local and outlying regions, providing maximum efficiency in the utilization of University resources. Makes minor modifications to improve form, fit, and function of equipment and furnishings.
- Performs tenant improvement construction. Identifies and procures needed supplies and equipment, estimates labor and materials, and ensures that work is done in a safe, timely manner, in accordance with all applicable codes. Oversees the work of outside contractors to improve quality and safety and ensure on time completion of the specified job.
- Inspects maintenance areas of University facilities (shops, electrical and mechanical rooms, and janitor rooms), reporting discrepancies to the Maintenance Manager and remedying conditions. Maintains an adequate stock of repair parts and supplies.
- Provides continuous quality improvement.

Requirements:
Education & Experience:
- High school diploma required.
- Five (5) years of skilled experience in construction and maintenance trades.
Competencies/Technical/Functional Skills:
- Established knowledge of health and safety regulations, applicable codes in areas of construction and maintenance.
- Ability to work cooperatively with varying departments and functions within the University community.
- Demonstrated skill in organizing and completing projects, preparing and maintaining required records and documentation.
- Computer skills include word processor, spreadsheet, and internet access.
- Ability to accommodate and meet the demands of schedules and timeline requirements.
- Principles and AC and DC electrical circuits with emphasis on building electrical and motor controls.
- Basic plumbing concepts. Ability to find and correct leaks and clogs.
- Basic mechanical skills, using hand and power tools, understanding simple mechanical systems.
- HVAC principles, knowledge of the refrigeration cycle, air distribution, and simple control systems.
- Basic carpentry, painting, and drywall repair skills.
- Working knowledge of building codes, fire codes, and life safety codes.
- Ability to accommodate and meet the demands of schedules and timeline requirements.
- Sees differences in color for selection of finish materials and wire colors, items close, from a distance, to adjust focus for computer use, peripheral vision to drive a motor vehicle, to be able to judge distances and spatial relationships.
- Ability to use hand tools, carpentry tools, drill press, belt sander, table saw, hammer drill, ammeter, voltmeter, ohmmeter, lux meter, and decibel meter.

Candidate receiving offers will be offered a salary/pay rate commensurate with experience that vary based on a candidate’s qualifications, skills, and competencies.
