Who we’re looking for
The Corporate Legal Department for Toyota Financial Services is looking for a passionate and highly motivated Senior Manager, Real Estate. This position will report to the General Manager, Enterprise Enablement.
The person in this role will be responsible for leading, managing, and optimizing Toyota Financial Services (the Company) real estate portfolio (of leased and/or owned properties) aligning every property with the Company’s strategic objectives. This leader is responsible for facilities’ oversight and Company facility programs, operations, key partners, and vendors.
This position is based in Plano, Texas. The selected candidate will be expected to reside within commutable distance of this location.
What you’ll be doing
Develop, obtain approval of and execute real estate strategies and long-term plans supporting the Company's objectives.
Negotiate and oversee commercial leases (and sub-leases) to secure favorable terms as well as evaluate lease performance and Company (and tenant) compliance with lease terms.
Upon request, lead property evaluations to assess potential sites for new Company facilities.
Lead and oversee maintenance projects to ensure properties are well-maintained and renovations are completed.
Analyze real commercial estate market and workplace-related trends to identify opportunities and risks.
Lead annual budget planning, control facility-related expenses, and manage budgets efficiently. Forecast, allocate, and supervise the financial and physical resources of Company facility management.
Ensure all Company facility-related activities comply with local, state, and federal regulations.
Partner with and influence internal teams and external vendors to manage real estate needs and serve as primary point of contact for issues and opportunities and engage appropriate vendors.
Lead all safety and security programs related to Company facilities including but not limited to environmental safety, physical security compliance, health and safety, Emergency Response Team, Emergency Action Plan, and First Aid and AED Training.
Identify project-level deviations from approved documented plan(s) during project execution, including evaluating alternatives, impacts and risks, making recommendations for project-level revisions based on actual or unforeseen conditions and/or circumstances, developing and ensuring compliance with schedule and project specifications, ensuring that work is done in a timely and cost-effective manner according to applicable codes, budgets and Company facilities standards.
Supporting corporate wide environmental sustainability goals through design and reporting.
Responsible for oversight of a team of 9 contracted service providers.
Responsible for the annual operations budget of approximately $3 million, (excluding approved project costs (small projects $1-3 million, large projects $10-70 million)).
What you bring
Bachelor’s degree (or higher) in engineering, architecture, finance, business administration, management, or accounting.
10+ years of progressive corporate real estate management experience including facilities management, contractor management, project management, and/or building management in corporate office environment.
Proven ability to lead a team and influence across various levels of leadership and external partners.
Experience in architecture and construction.
Ability to read and understand complex electrical, mechanical, and automation systems, schematics, and designs.
Proven operational experience related to cafe, vending, mail services, maintenance, cleaning, vendor management.
Strong negotiation and analytical abilities.
