The primary purpose of this role is to successfully deliver assigned engineering and construction projects within the Program Director's portfolio. This includes responsibility for project planning, bid documentation, contractor selection, budgeting, scheduling, contract management and consultant/vendor management to meet delivery requirements on multiple construction projects. The role will provide day-to-day oversight and direction as the owner's representative necessary to ensure project success.
What You Will Do
Manages multiple construction and development projects within the Program Director's portfolio for new and existing retail and industrial or corporate facilities
Works with key stakeholders and other functional business units to deliver on a diverse portfolio of project types with an ability to conduct project meetings and presentations
Assists with project planning and chartering, including responsibility for preliminary budget and schedule information necessary to obtain project approvals
Responsible for leveraging internal KPI’s and project specific information to establish a data supported budget and schedule
Responsible to secure project entitlements, permits and other required approvals with a knowledge of regulatory and code requirements for construction management
Provide owner representation at public hearings, neighborhood meetings, etc. necessary to gain alignment on project approvals
Prepares documentation that all contractual contingencies and due diligence items have been satisfied and that the property can be developed and operated as approved by Lowe’s senior management
Contracts and manages external consultants throughout due diligence, design and construction for a variety of project types with technical experience in site and building design and ability to read construction drawings and specifications
Administers construction contract and responsible for the accuracy of project budget and schedule, including purchase orders, pay applications, change orders, owner furnished items and project closeout
Maintain system of record with project documentation, schedule, and budget with accurate information
Conducts meetings with Real Estate, AHJ, and Consultants to determine project requirements and execution strategy with project team.
Supports Construction Manager with administration of the construction contract and management of the approved project budget and schedule, including purchase orders, pay applications, change orders, owner furnished items and project closeout
Provides project updates and reporting for pre-construction activities, with the ability to identify risks to a project and proactively resolve them
Responsible for upfront project plan and execution against the plan for schedule and budget
Makes decisions independently and collaboratively to solve problems and technical issues as they arise
Adheres to Lowe’s guidelines and processes for all pre-construction activities necessary to obtain approvals to commence with construction
Communicates highly technical problems clearly and concisely for others to understand and interpret
Recognizes and acts on opportunities for continuous improvement in support of guidance provided by Real Estate Engineering & Construction (REEC) Leadership and participates in both the development and implementation
Responsible for tracking and reporting on key metrics (i.e. financials, schedule, issues mgmt., etc.) and communicating findings to Construction Program Director
Participates in review of construction practices to look for innovative materials or means and methods to lower project costs
Effectively participate in a variety of negotiations within the real estate and construction phases of a project
Minimum Qualifications
Associate degree Construction Management, Architectural Management, Engineering or related field or equivalent experience
11-15 Years Experience in Construction Management, Design Engineering Management, or Architectural Management
Experience managing due diligence and permitting or construction administration for multiple buildings and/or site development projects
11 - 15 Years Experience working in cross-functional teams
Preferred Skills/Education
Bachelor's Degree in Construction Management, Architectural Management, Engineering or related field or equivalent experience
8-10 Years Experience in Construction Management, Design Engineering Management, or Architectural Management
Advanced Construction, Engineering, or related field
5-7 Years Experience in Big Box Retail Construction, CAD Software, Real Estate Development
Professional Engineering or Architecture

Pay Range: $98,200.00 - $164,000.00 annually
