We are seeking a dynamic and experienced Managing Director of Property Management with deep expertise in multifamily operations to lead and expand our rapidly growing management platform. The ideal candidate is a hands-on strategist who has built and scaled multifamily portfolios, optimized cashflow, and driven NOI growth through operational efficiency and revenue innovation.
This senior leadership role is suited for a proven multifamily management professional with the business acumen to oversee a diverse portfolio — including multifamily, single-family, and association assets — while spearheading the continued expansion targeting new management opportunities for a all residential and mixed use asset types. You will lead a talented cross-functional team, develop best-in-class systems, and execute strategies that improve performance, profitability, and client satisfaction.
Position Overview
The Managing Director of Property Management is a strategic leadership role responsible for driving growth and operational excellence across a diverse real estate portfolio with a strong emphasis on multifamily property management. Reporting directly to ownership, this position ensures maximum asset performance, financial integrity, and superior client and team engagement within a fast-growing organization. The ideal candidate will bring demonstrated success in establishing and refining multifamily management operations, creating scalable systems, managing budgets and cashflow, and improving Net Operating Income (NOI) through both efficient expense control and strategic revenue growth.
Key Responsibilities
Property & Asset Management
- Lead the day-to-day operations of the multifamily portfolio, overseeing performance, occupancy, and profitability targets.
- Identify, target, and acquire new multifamily, single-family, and association management opportunities, supporting the company’s expansion and business growth objectives.
- Establish and refine multifamily operating systems, policies, and performance benchmarks to improve consistency and scalability across all assets.
- Oversee property-level and portfolio-level budget development, cashflow forecasting, and variance analysis, ensuring accuracy, discipline, and financial transparency.
- Implement strategies to improve NOI through expense reduction, energy efficiency, vendor optimization, and ancillary income growth.
- Collaborate with accounting to produce monthly and quarterly financial performance reports for ownership, highlighting trends and recommendations for improvement.
- Work closely with property managers and maintenance technicians to resolve escalated situations related to building systems, resident issues, and emergencies; participate in on-call rotation as needed.
- Oversee the seamless onboarding of new property management clients, ensuring operational readiness and financial stability from day one.
- Review and approve the commencement of eviction proceedings, ensuring compliance and consistency with company policy and regulatory standards.
- Coach and develop property management and leasing staff; engage directly with owners on asset performance, capital planning, and strategic direction.
- Direct vendor management efforts — from onboarding and compliance verification to ongoing performance evaluation and cost benchmarking.
Association Management
- Collaborate with association managers and accounting personnel to efficiently onboard new HOA/COA clients.
- Oversee annual association budget review and planning; provide training and mentorship to association management staff.
- Interpret governing documents and advise clients and internal teams on compliance, policy enforcement, and best practices.
- Resolve complex association maintenance, management, and repair projects.
- Coordinate with developers and construction teams during transitions from construction to turnover.
- Review and propose annual management and maintenance contract pricing for ownership approval, ensuring competitiveness and profitability.
- Participate in association board meetings for larger or high-priority communities, offering strategic and operational guidance.
- Ensure accurate billing for all non-contracted services.
Field Operations Management
- Monitor the production and quality of services delivered under maintenance contracts, ensuring that service level objectives and budgetary goals are met.
- Review challenging maintenance and repair requests, providing strategic oversight and solutions that improve efficiency and cost-effectiveness.
- Oversee fleet management and ensure compliance with safety, maintenance, and regulatory standards.
- Continuously evaluate and improve field operations, ensuring staff have appropriate PPE, safety training, and procedural guidance.
- Streamline communication between property management, leasing, and maintenance teams to improve responsiveness and accountability.
Leasing Operations
- Oversee leasing and marketing activity across multifamily assets, ensuring optimal occupancy, rent growth, and resident retention.
- Implement strategies for rent optimization, dynamic pricing, and renewal management to maximize revenue performance.
- Conduct regular reviews of leasing documentation, ensuring compliance, risk mitigation, and standardized language across the portfolio.
- Refine and enforce policies related to lease termination, tenant qualification, and renewals to improve efficiency and legal consistency.
Financial Management & NOI Growth
- Develop and manage operating budgets and capital expenditure plans for all managed assets, with strong emphasis on multifamily profitability and cashflow management.
- Perform regular financial reviews and variance analyses to identify opportunities for margin improvement.
- Lead initiatives that reduce controllable expenses without compromising resident experience or property condition.
- Establish KPIs and reporting tools that track NOI performance, delinquency, rent growth, and expense ratios.
- Partner with accounting and ownership to ensure accuracy and timeliness of all financial reporting.
Risk Management & Litigation
- Oversee all insurance-related litigation and claims for company-held and client portfolios, including multifamily and association assets.
- Ensure proper risk mitigation practices across all managed assets, including compliance with fair housing, landlord-tenant laws, and internal protocols.
- Manage significant insurance claims while delegating routine matters to appropriate team members.
Leadership & Staff Management
- Lead, mentor, and evaluate a cross-functional team of professionals across property management, accounting, and maintenance.
- Build a culture of accountability, innovation, and excellence through structured performance management and professional development.
- Conduct annual reviews, establish KPIs, and drive team alignment with company goals and client satisfaction metrics.
- Direct all recruiting, hiring, and onboarding activities to build a strong and scalable team.
- Oversee payroll, benefits inquiries, and employee relations, ensuring compliance and transparency.
- Continuously identify opportunities to improve systems, technology, and operational workflow.
Qualifications
- 10+ years of experience in multifamily property management, with at least 5 years in a senior leadership or regional operations role.
- Proven track record of improving NOI, optimizing operational performance, and managing large-scale budgets and cashflow.
- Experience leading teams across multifamily, single-family, and association management environments.
- Strong understanding of property management software, revenue management systems, and financial reporting tools.
- Excellent leadership, analytical, and communication skills.
- Demonstrated success in business development and securing new management contracts.
- Deep knowledge of housing regulations, fair housing, and property compliance requirements..
