Overview
Job Summary
The Category Manager – Real Estate is responsible for the oversight, administration, and negotiation of the company’s real estate lease portfolio. This role ensures effective management of lease documentation, identifies opportunities for cost savings, and supports activities related to base openings and closures. The position requires applying established real estate, financial, and analytical practices to optimize the portfolio while minimizing operational and financial risk. The Category Manager also contributes to broader supply chain initiatives, including project management efforts and the preparation of executive-level materials.
Essential Functions and Responsibilities include the following:
- Critically review lease documents, including lease terms, expiration dates, security deposits, and escalations, ensuring accurate and timely management of real estate reports and database
- Negotiate new leases, terminations, and renewals, pro-actively strategizing relocation or consolidation opportunities when available
- Coordinate lease administrative tasks with Accounts Payable, Legal, and Insurance Department
- Coordinate tenant improvements with Operations and Base Integration Department
- Perform lease and operating expense audits, engaging with Accounts Payable department
- Active involvement with other internal business teams, including site selection, for property base opening and closing
- Perform financial analyses as required
- Develop strategies to achieve cost savings and improve quality and service levels while minimizing risk
- Proactively identify improvement opportunities for assigned category areas and recommend key actions to the appropriate stakeholders. Lead implementation of solutions and ensure ongoing adherence.
- Collaborate on yearly plans and long-term forecasts for costs, savings targets, and planned projects

Education & Experience
- Bachelor’s Degree (BS/BA) from four-year college or university and 7-10 years’ related experience and/or training; or equivalent combination of education and experience
- 5-7 years of Property Management, Corporate Real Estate, Contract Management, Contract Negotiations, Project Management, Commercial Real Estate Transactions, Category Management, Business Analysis, Change Management experience.
Skills
- Strong knowledge of commercial real estate leases and negotiation skills
- Experience with setting up a database and/or ongoing management of the database
- Experience negotiating and analyzing leases and supplier contracts
- Strong knowledge of project management
- Experience with CAM auditing and reconciliation
- Strong understanding of space utilization and optimization
- Experience managing and maintaining strong supplier relationships
- Must have strong organizational and problem-solving skills
- Must have strong communication skills and the ability to communicate with all individuals in the organization
- Strong problem solving, analytical and report summation, and conflict resolution skills
- Ability to apply change management and consulting skills/knowledge and expertise
- Strong interpersonal and management capabilities to coach and develop resources, as needed
Computer Skills
- Proficiency in Microsoft Office suite (Word, Excel, and PowerPoint)
- Real estate or property management database experience required
Certificates, Licenses, Registrations
- Technical knowledge and expertise preferred. Nationally recognized professional certification preferred (i.e. Real Estate Broker License).
- BOMA, Corenet Global, IFMA, NAIOP, would be preferred, but not required.

Minimum pay
USD $94,000.00/Yr.
Maximum Pay
USD $115,000.00/Yr.
