Position Overview
The JLL Capital Projects Asset Manager serves as the primary liaison between Project Delivery Services (PDS) and JLL Facilities Management, ensuring seamless asset management and transitions from project delivery to operational management. This role acts as a single point of contact to support PDS contractors across all three regions to maintain consistency in asset capture and creation processes. This position requires a professional who can bridge the gap between project delivery with focus during design phase and construction through operational readiness while ensuring consistency and accuracy.
Key Responsibilities
Asset Management & Documentation
Validate new assets in CMMS for accuracy
Submit comprehensive asset information into Smartsheet, including Asset Loader Forms, O&M manuals, maintenance manuals, and warranty certificates
Create and upload Method of Procedures (MOPs) as applicable
Manage initiation of change management required for addition of buildings or space utilization changes
Preventative Maintenance Coordination
Document required preventative maintenance schedules and identify responsible entities
Oversee analyze of new versus existing preventative maintenance scope requirements with Facility Management and Sourcing
Provide input for preventative maintenance work orders in Corrigo as applicable
Coordinate review of third-party contract scope against new maintenance requirements and request vendor pricing when necessary with Sourcing
Contractor Support & Training
Coordinate with contractors to compile asset information per established protocols
Provide preliminary review of asset loaders for data consistency and accuracy
Guide contractors on asset classification criteria for Facilities Management purposes
Conduct physical or virtual meetings with contractors as needed
Support data review of CMMS Assets via reporting
Project Phase Management
Design Phase: Collaborate with Project Managers and Facilities Management to review assets during design drawing reviews.
Review current asset list to identify asset removal details to capture on asset uploader form
Construction Phase: Complete asset commissioning processes for larger projects and document all assets, including those added since design phase review.
Coordinate training for FM team with responsible contractor
Process Optimization
Develop and implement standardized procedures to improve consistency and reduce processing times
Collaborate with stakeholders to streamline asset capture and creation methodologies
Create best practice guidelines and training materials to enhance contractor performance
Continuously evaluate and refine the design phase asset review and handover process based on feedback and performance metrics
Quality Assurance & Compliance
Review CMMS Asset Loader Forms against reporting to validate asset accuracy
Schedule and coordinate FM and technician training with FM Operations and Engineering teams
Required Qualifications
5+ years of experience in Project Management or Facilities Management, including asset management systems
Strong understanding of construction, building infrastructure, and MEP systems
Proficiency/understanding of CMMS systems and other technology systems such as Smartsheet
Experience with preventative maintenance program development
Excellent project coordination and communication skills
Ability to work collaboratively across multiple regions and stakeholder groups
Detail-oriented with strong organizational and documentation skills
Process improvement and optimization experience
Travel Requirements
Expected travel of 30%-40%
Salary Range
The salary range for this position is $85,000 - $95,000 annually. Actual compensation will be determined based on relevant experience, skills, qualifications, and other job-related factors as permitted by law. JLL is committed to providing a competitive total rewards package that may include base salary, discretionary bonuses, and comprehensive benefits.
This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without sponsorship.
Estimated compensation for this position:
85,000.00 – 95,000.00 USD per year
This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
