Job Description
Position Summary: Reporting to the Chief Engineer, the HVAC Technician supports facility operations across R&D laboratories, critical data environments, and commercial office space. The HVAC technician is responsible for the operation, maintenance, and reliability of HVAC and mechanical systems while maintaining a constant focus on system uptime, environmental stability, and operational safety.
Essential Responsibilities:
- Perform preventive maintenance (PM), troubleshooting, repairs, adjustments and installations to commercial air conditioning systems
- Technicians must be capable of responding to a variety of trouble calls or work tickets such as, but not limited to, hot/cold issues, general plumbing, light carpentry work, basic electrical, piping repairs, lighting issues, minor leaks while demonstrating strong customer service skills
- Ensure that PM’s and work orders assigned are completed and closed out in compliance with the provided schedule
- Respond to building system alarms to preserve the critical load, minimize equipment or system damage, and participates in root cause analysis
- Assist with operational modifications and system changes, such as critical switching, Lock Out/Tag Out, and safe working area set up so that specialty contractors may perform assigned or duties while minimizing risk to workers, and protecting the critical load
- Maintains records for inventory of repair supplies and materials; prepares materials requisitions for approval by supervisor as replacement needs dictate
- Maintain vigilance and report all potential system/equipment problems to management immediately
- Comply with company policies and safety requirements/programs
- Monitor and troubleshoot HVAC systems using Building Automation Systems (BAS/BMS).
- Perform preventive maintenance, troubleshooting, repair, and installation on commercial HVAC systems including chillers, pumps, air handlers, VAV systems, and associated controls.
- Maintain temperature and humidity conditions required for laboratory and critical equipment environments.
- Coordinate and support specialty contractors performing maintenance, repairs, or system upgrades.
- Maintain accurate service records within the CMMS system.
Key Competencies:
- Must have flexibility to work overtime and all assigned shifts, including weekends and holidays, and serve on an on-call basis, as may be dictated by the needs of the business
- Able to use hand tools, test equipment and knowledge of maintenance shop practices
- Able to respond to equipment alarms, troubleshoot systems through graphic user interface on equipment and systems, and understand systems operations adequately to be able to stabilize system operations while specialized OEM technicians are called to site
- Must be able to use personal computers/MS Office experience required
- Able to read, analyze, and interpret general business periodicals, journals, technical, procedures, or governmental regulations
- Ability to effectively communicate to management and client representatives
- Working knowledge of HVAC control systems, BAS/BMS platforms, and environmental monitoring systems.
Education:
- High School graduate, GED, or equivalent experience
- Trade school or HVAC technical training
Important Experience:
- Minimum of 3 years demonstrated working experience in a commercial facility maintenance environment
- Experience supporting laboratories, data centers, or critical environments is preferred.
Certificates, Licenses, Registrations:
- HVAC license a preferred
- Must possess a valid driver’s license.
- EPA Universal Refrigerant Certification Preferred or required.
Physical Demands:
While performing the duties of this job, the employee must be able to stand, walk, reach, climb, stoop, kneel, crouch/crawl and occasionally lift and/or move up to 70 pounds. Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Work Conditions:
While performing the duties of this job, the employee is frequently exposed to moving mechanical parts, high, unsafe places, fumes/airborne particles, toxic or caustic chemicals, outside weather conditions, risk of electrical shock and vibration. The employee is occasionally exposed to wet and/or humid conditions. The noise level in the work environment is frequently loud.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.
The company will not pay less than minimum wage for this role.
The compensation for the position is: $32.69 - $38.46
