Maintenance Mechanic - HVAC Systems 3rd Shift
What this job involves
As a 3rd shift Preventive Maintenance (PM) Technician, you'll be part of a team essential to keeping our HVAC systems operating reliably and efficiently. This position is part of our Engineering Services team, where you'll perform scheduled maintenance tasks that prevent equipment failures and extend the life of critical building systems. You'll conduct routine filter changes, belt replacements, equipment inspections, and condition assessments on air handlers and exhaust fans throughout the facility. What you can expect on a day-to-day basis
- Perform preventive maintenance on HVAC equipment, including cleaning, lubrication, and adjustment
- Inspect HVAC equipment including air handlers, exhaust fans, pumps, and associated systems
- Replace filters and belts on air handling units, exhaust fans and other equipment, ensuring proper tension and alignment
- Document equipment conditions, identify issues or abnormalities, and report findings to engineering leadership
- Record maintenance activities accurately in the CMMS work order system and maintain detailed inspection logs
- Monitor system performance during inspections and identify potential problems before they cause failures
- Maintain organized inventory of filters, belts, and supplies needed for routine maintenance tasks
- Follow safety protocols and ensure compliance with departmental policies while performing all maintenance activities
- Communicate effectively with team members and supervisors regarding equipment status and maintenance needs

To apply, you must have:
- High school diploma or state equivalent
- Basic hand and power tool proficiency
- Ability to read equipment schedules and follow detailed maintenance procedures
- Basic understanding of HVAC systems, air handlers, and exhaust fan operation
- Strong attention to detail and ability to identify equipment issues during inspections
- Effective communication skills and ability to document work accurately and completely
- Physical ability to access equipment, climb ladders, and work in mechanical spaces
- Willingness to learn and complete training programs related to client safety and operational requirements
Even better if you also have:
- 2-3 years' experience in HVAC maintenance or building maintenance
- Experience with filter sizing and selection for various air handling equipment
- Knowledge of belt types, sizing, and proper installation techniques
- Familiarity with CMMS work order systems and mobile maintenance applications
- Basic troubleshooting skills for common HVAC equipment and controls
- Experience working in commercial or industrial facility environments
