Job Description
This Facilities Manager is responsible for the delivery of workspace and campus services and facility maintenance activities for Visa’s 18-acre campus in Highlands Ranch, Colorado. The position is primarily responsible for an administrative office building with 1,300 employees. The position represents Visa Global Corporate Real Estate and will interface with all levels of Visa local management, vendor service organizations and local City officials.
Essential Functions
Principle Responsibilities and Key Areas:
Responsible for the activities of outsourced building engineers maintaining an owned Class A facility in the south metro area of Denver. This includes but is not limited to overseeing all building maintenance services such as: plumbing, HVAC, pest control, elevators, electrical/lighting, EV charging stations, BMS, switchgear, generator, UPS, cafe and kitchen equipment, campus landscaping and irrigation, and energy efficiency benchmarking initiatives. Ensure facilities are safe and properly maintained so day-to-day business operations are not impacted. Manage day to day operation and report to management on weekly activities. Cost Account management in tracking expenses in with finance tools and manage to approved budgets. Ensure all state and Local codes and regulations are met. The position will serve as liaison with local site management and security officials for safety and security related issues.
Management and Accountability:
Works with minimal supervision and is able to establish themselves as subject matter expert with local management. Oversee and maintains maintenance plans to ensure a comfortable, healthy and safe work environment. Ensure vendors are executing the plan appropriately. Work closely with Director to develop budget plans and ensure fiscal responsibilities. Ensure safety processes are implemented in accordance with local legislation, as well as in compliance with Visa internal standards and procedures, and implement any new directives as needed to support the local office. Be the local interface for Visa Security and Safety ensuring protocols are maintained.
Decision Making and Complexity:
Oversees the implementation of maintenance contracts, making sure services are performed at the contracted time, term, and conditions. Enforces service levels keeping in mind the needs of Visa staff. Consults with Business Leaders on any outstanding issues that arise and handles according to the developed plan.

This position will report to the Director, Corporate Real Estate & Facilities responsible for the site. Other responsibilities include coordinating and administering vendor relations and contractual agreements for facilities interacting with building maintenance and security management to ensure a safe and secure work environment. Partner with the data center facility team on a variety of related services and protocols.

This is a hybrid position. Hybrid employees can alternate time between both remote and office. Employees in hybrid roles are expected to work from the office 2-3 set days a week (determined by leadership/site), with a general guidepost of being in the office 50% or more of the time based on business needs.
Qualifications
Basic Qualifications:
- 5 or more years of relevant work experience with a Bachelors Degree or at least 2 years of work experience with an Advanced degree (e.g. Masters, MBA, JD, MD) or 0 years of work experience with a PhD
Preferred Qualifications:
- 6 or more years of work experience with a Bachelors Degree or 4 or more years of relevant experience with an Advanced Degree (e.g. Masters, MBA, JD, MD) or up to 3 years of relevant experience with a PhD, or 10+ years of relevant experience as a Facility Manager of a 100,000 sqft facility or greater.
- Experience leading a facility organization managing five million in annual spend
- Experience in managing people and supporting high performing teams
- Experienced in facility service contract negotiations
- Experienced in decision-making and building partnerships internally and externally
- Strong interpersonal, collaborative and influencing skills to effectively navigate a matrix management structure.
- Effective communication skills with the ability to communicate and build cross-functional relationships: Work with all levels of personnel and effectively interact with senior and executive management. Demonstrated effective communications to include written and public speaking/presentations
- Experience managing contracted services
- Ability to lead teams and drive projects to completion
- Strong mechanical aptitude, experience in operation, troubleshooting and maintaining mechanical equipment and systems
- Skilled in reading drawings, schematics, wiring diagrams, equipment maintenance, and building structure documentation
- Strong experience in operation, troubleshooting, and maintaining air conditioning units, fans, cooling towers, boilers, pumps, plumbing, lighting, emergency generators and other common facility systems
- Excellent planning and organization skills and business judgment
- Strong prioritization skills and ability to manage issues to resolution
- Strong computer skills with working knowledge of Microsoft Office products, AskNow platform, BMS and CMMS systems
Additional Information
Work Hours: Varies upon the needs of the department.
Travel Requirements: This position requires travel 5-10% of the time.
Mental/Physical Requirements: This position will be performed in an office setting. The position will require the incumbent to sit and stand at a desk, communicate in person and by telephone, frequently operate standard office equipment, such as telephones and computers.

U.S. APPLICANTS ONLY: The estimated salary range for a new hire into this position is 100,700.00 to 146,000.00 USD per year, which may include potential sales incentive payments (if applicable). Salary may vary depending on job-related factors which may include knowledge, skills, experience, and location. In addition, this position may be eligible for bonus and equity.
