Job Description Summary
To develop, organize and coordinate the building & technical operations, repair, maintenance & service of the Centre and managed contractor/subcontractors in close cooperation with the Centre Manager.
Job Description
Duties:
- In relations to Shopping Centre (hereinafter: mall) responsible for controlling the operation, supervising the mechanical conditions of the mall, leading, supervising and reporting about the construction and demolition works taking place in mall.
- Responsible for investigating, handling and troubleshooting the technical incidents affecting the operations of the mall (e.g. burst in water pipe, serious breakdowns, etc.)
- Technical operations of the mechanical engineering, energetics, and electricity (low current, communication, entry systems, video surveillance, phone, etc.).
- Supervise and control the works of the technical operation groups (engineer, energetics, caretaker, technical operations subcontractor)
- Plan, supervise and control of the mall’ power management, prepare the contracts with utility service providers, annual renewal of the contracts, determination of the committed energy
- In relations to areas connected to their duties, responsible for tendering the contractors, preparing and evaluating the invitation to tenders, preparatory tasks connected with selection of the contractors, definition of their tasks, supervision and verification of the fulfilments.
- Communicate with various administrations in relations with the operation of the mall (Police, Demolition Expert, local Municipality, National Folk, Sanitary Official Service, Transport Boards, Street Inspectorate, Disaster Recovery, etc.)
- In relations to areas connected with his duties, responsible for preparing the annual budget based on preliminary calculation and submitting it to the decision maker.
- Prepare and report about the renovation plan, and on its implementation
- In other technical issues preparation for decision making
- Implement the approved cost and renovation plan
- Inform the management about the operation of the mall on regular basis (weekly and monthly), as well as in exceptional cases
Responsibilities:
- Expand to safe, economic and quality operation, maintenance, overhaul of the equipment and systems assigned.
- Expand to the intended use and overhaul of the tangible assets.
- Expand to the compliance of the operational and technological disciplines, as well as health & safety regulations
- Expand to the compliance and enforcement of the regulations, standards and operating instructions.
- Expand to the full, quality and accurate delivery of his duties.
Business Contacts:
- Communicate with the financial department in order to keep the accounting and financial regulations consultation obligations, and data supply in financial respect.
- Inform the management, prepare weekly and other periodic reports
Knowledge & Skills, experience:
- Operations and administration of commercial property (shopping centre repairs and maintenance/building services contracts, client reporting
- Understanding of commercial leases and service charge structures
- Lease administration, credit control, revenue and service charge budgeting/reconciliations
- Understanding of the H&S regulations
- Technical degree
- 5 years experience in similar field
- Fluent Hungarian and English both in written and oral
