SUMMARY
Facilities/Maintenance technicians operates and maintains facilities equipment including, but not limited to, building controls, fire protection systems and heating – ventilation – and air conditioning (HVAC) responsible for maintenance, operation and troubleshooting of utilities equipment, maintains physical structure of establishment and general electrical systems on an industrial, GMP regulated facility.
Utilities equipment includes Chillers, Boilers, Air Handling Units, Exhaust ventilation, Dehumidifiers, Cooling Towers, Compressed Air Systems, Reheat, Fire Prevention, Emergency Power Generators, Water Treatment, UPS and Environmental Control Systems.
Document all maintenance activities executed on the site computer maintenance management system (CMMS).
The Facilities/Maintenance technicians perform, as needed, maintenance service and repairs in the area of plumbing, carpentry, painting and other building upkeep activities.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Ensures facility maintenance and controlled environmental monitoring activities are complete and on schedule.
- Participates in facilities equipment installations as required.
- Performs minor building and building system equipment repairs.

- Es posible que se asignen otras responsabilidades y no todas las responsabilidades enumeradas.
- El técnico también debe tener conocimientos sobre los principios y prácticas de fiabilidad (como infrarrojos, análisis de vibraciones, ultrasonidos y métodos de alineación).
- Realizar mantenimiento predictivo (por medio de herramientas de confiabilidad) y reparar enfriadores, torres de enfriamiento, deshumidificadores, unidades de tratamiento de aire, compresores de aire, generadores de energía de emergencia, sistemas de energía ininterrumpida, sistemas de prevención de incendios, sistemas de tratamiento de agua y sistemas de control ambiental, entre otros equipos de servicios públicos.
- Utiliza técnicas de confiabilidad para ejecutar trabajos de lubricación (lubricación ultrasónica).
- Realiza evaluaciones de alineación y vibración en los equipos.
- Proponer mejoras a las estrategias de mantenimiento, basadas en estudios de confiabilidad / prácticas de mantenimiento basadas en la condición.
Apoya al equipo de la instalación en la realización de análisis de causa raíz (RCA) y análisis de modos de falla, efectos y criticidad (FMCEA) y actividades de mejora continua como parte del mantenimiento
del sitio. REQUISITOS MÍNIMOS
: Requiere un diploma de escuela secundaria o equivalente; y de cuatro a seis años de experiencia en el campo del mantenimiento; o habilidades demostradas requeridas para realizar el trabajo.
