Job Description
As Account Manager within our Tenant Advisory Group in Japan, you shall work to promote effectively Cushman & Wakefield’s leasing capabilities and expand market share through local Japan marketing efforts. You will report to Director, Tenant Advisory Group.
Roles and responsibilities to include:
【Tokyo HQ】
- Strategic planning for office operations.
- Advise on the market, provide stay vs no-go analysis, support on business case preparation.
- Meetings with Business Units (BU) (regular and project-based meetings, etc.)
participation in meetings. - Both lead and assist in project implementation for leasing assignments.
- Coordination and negotiation with lessors regarding lease contracts.
- Consulting on all aspects of lease contracts, management of documentation procedures, support for lease conclusion.
- Incidental tasks include support for construction-related matters and participation in related meetings.
【Regional Offices】: approx. 100 locations
- Portfolio management.
- Strategic planning for office operations.
- Advise on the market, provide stay vs no-go analysis, support on business case preparation.
- Meetings with BU, participation in meetings.
- Both lead and assist in project implementation for leasing assignments.
- Coordination and negotiation with lessors regarding lease contracts.
- Incidental tasks include support for construction-related matters and participation in related meetings.
- Consulting on all aspects of lease contracts, management of documentation procedures, support for lease conclusion.
(1) Offices nationwide.
(2) Auto renewal of Japanese standard lease contracts.
(3) Review of lease conditions: rent increases/decreases, etc.
(4) Lease terminations and partial terminations.
(5) Establishment of new offices.
*On average, 3 to 7 lease renewals per month.
【Parking Spaces】: approx. 70 contracts
- Overall operations related to parking spaces leases in line with the operational strategy of the head office and regional offices.
*The same operations as those listed above for regional offices (1) to (5).
【Logistics】
- Discuss details with customers when needed.
【Subleasing of Existing Offices】
- Overall operations related to subleasing of surplus space in existing offices to third parties.
【Support for Client Internal Coordination】
- Overall coordination and management between related departments in Japan.
- Reporting and meetings with overseas.
- Support for internal coordination between domestic and overseas.
- Overall management and support for prescribed administrative tasks.
- Preparation of internal documents for budget planning and management (Business Case, Financial documents, etc.).
- Other incidental tasks
