Job Description Summary
The Managing Director serves as the market leader for a designated sub-region, providing oversight across the Seattle and Portland residential portfolios. In partnership with Regional Property Managers, the role is accountable for achieving operational and financial targets, delivering high-quality service, maintaining strong client partnerships, and ensuring sustained profitability and growth.
Job Description
ESSENTIAL JOB DUTIES:
- Create value through new business growth in Residential Portfolio’s, cross sell service lines and geographic locations for additional revenue for the firm, identify and pursue expansion of service opportunities with existing clients
- Develop/implement/enhance marketing plans for Residential Portfolios organize/lead team
- proposals for new business while leveraging relationships to maximize success rate
- Participate in monthly calls to share best practices and produce leads for residential clients in multiple markets
- Establish and monitor appropriate checks and balances to ensure high level of quality in operations while ensuring that Residential teams understand and exceed Client goals and objectives for each property
- Negotiate property management agreements with all clients
- Ensure compliance with all management agreements, service contracts, and accounting policies and procedures as well as SOC controls
- Review and approve expenditures, which exceed the authority level established for property manager per the management agreement or C&W's SOC controls
- Guarantee timeliness and accuracy of financial and management reports
- Maintain relationships with Client's key decision makers
- Verify the existence of property procedures including Operations Manual, Tenant Handbook, and Emergency Procedures per C&W's or Client's policies and procedures
- Collaborate with client accounting, corporate accounting, finance, TQC, and other functional leaders
- Develop the most profitable and efficient personnel model to staff each asset
- Participate in national Residential task forces and/or committees
- Deliver financial results (P&L responsibility), as well as preparing market level Residential budgets, including monthly variances and forecasting

- Excellent negotiation skills and be able to meet deadlines
IMPORTANT EDUCATION
- Bachelor’s Degree required
- Graduate Degree preferred
Important Experience
- 10+ years of Property Management experience
- 10+ years of Management experience
- CPM and/or RPA comparable experience in a Senior Leadership role

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.
The company will not pay less than minimum wage for this role.
The compensation for the position is: $ 191,250.00 - $225,000.00
