Kaiser Permanente’s Construction Department has an immediate opening in the San Mateo Service Area for an experienced General Superintendent. Responsible for successful delivery of multiple simultaneous construction projects in hospital and health care facilities, and providing oversight to assigned Superintendents within the service area.

Minimum Skills or Experience RequirementsFunctional Knowledge & Skills
· Excellent verbal and written communication skills.

· Proficiency in Outlook, Word, Excel, Microsoft Project.
· Strong customer service orientation.
· Ability to produce and update construction schedules.
· Proficient in Trimble Unity Construct (e-Builder) or gain proficiency within a six-month window of hire.
· Good understanding of construction management processes and responsibilities.
· Good understanding of construction costs and principles.
· Proficient in blueprint reading; must be able to translate details and specs into practical use.
· Ability to use analytical problem-solving skills to overcome obstacles.
· Quantity takeoffs / some estimating experience preferred.
· Working knowledge of contract language and conditions.
Customer & Industry Knowledge
· Knowledge of NFPA Life Safety Code 101, OSHA, CAL-OSHA, HCAI/OSHPD, State Fire Marshall, UBC, ADA, Title 24 & state and local regulatory building codes.
· Working knowledge of KP, NFS, CPFC and Medical Center Policies & Procedures, and Standards, or gain proficiency within a six-month window of hire.
· Ability to perform constructability reviews, value engineering, and disruption plans.
· Understanding of Trade Labor Union requirements.
Education
· Minimum High school diploma or GED required.
· HCAi (OSHPD) Experience.
· Minimum 5 years of progressive construction coordination or supervisory experience in general construction industry with a minimum of 3 years of experience in managing construction activities for health care facilities or similar technical environment.
Preferred:
o Degree in Construction Management, Engineering, Business, or equivalent.
o Superintendent certification through Carpenter’s union or equivalent.
o OSHA 30.
Environment
· Office and construction worksites. Must be able to work shiftwork, overtime, and under pressure of deadlines. May require travel to other medical service areas. Must be able to work in a matrixed environment. Must be able to work in a union environment.
Physical Requirements
· Must be able to validate work in place which may include climbing a ladder, crawling in above ceiling places, climbing, stooping, bending, and lifting load of twenty-five pounds.
Major Responsibilities
· Reports to and seeks direction from the Construction Manager.
· Provide oversight to assigned Superintendents and ensure proper supervision for applicable projects.
· Collaborate with General Foreman to allocate manpower.
· Interface regularly with service area personnel to ensure coordinated messaging.
· Ensure proper orientation for new personnel.
· Foster skill improvement and high morale among CPFC personnel.
· Develop and maintain mutually supportive working relationship with facility engineering personnel, capital development personnel and department administrators.
· Act as Superintendent of specific projects in addition to General Superintendent responsibilities.
Pre-Construction Phase
· Understand Owner Project Requirements and Project Management Plan.
· Facilitate as-built / record drawing research.
· Provide constructability review of design drawings.
· Assist with development of the Commissioning Plan.
· Implement CPFC’s Quality Control program.
· Develop submittals list and Pre-Construction Risk Assessment (PCRA) document.
· Identify subcontractors for competitive bidding.
· Participate in Bid Walk for project and review winning bids.
Construction Phase
· Schedule and facilitate Construction Kick Off Meeting.
· Supervise and deliver multiple simultaneous construction projects.
· Administrate construction process with subcontractors and design team.
· Ensure compliance with company and architectural/engineering requirements.
· Manage project documentation.
Schedule Management
· Develop, maintain, and implement the detailed construction schedule.
· Manage the schedule forward, keeping the critical path of tasks in mind.
· Maintain awareness of long-lead times for all equipment / materials.
· Ensure communication of schedule and expectations to all subcontractors and CPFC personnel.
Scope Management
· Maintain detailed knowledge of current approved scope of work, and any potential changes to scope, on all assigned projects.
· Write Daily Logs and / or review Daily Logs written by others.
· Ensure the clarity of all Requests for Information (RFI’s) sent to the Project Manager and Design Team, and ensure that clear directives and responses are received.
· Ensure all Design Team directives are communicated in writing to all subcontractors and CPFC personnel.
Subcontractor Management
· Maintain detailed knowledge subcontracted scope on all assigned projects.
· For potential changes to subcontracted scope, determine and define the changed scope, and ensure the request for change is managed per current CPFC policies and procedures.
· Review and verify all subcontract invoice requests. Approval of invoiced work indicates acceptance of that work.
Quality Control
· Review and verify all quality control documentation / daily reports prepared by others.
· Ensure pre-task planning is performed.
· Understand the details of each subcontractor’s approved scope.
· Understand the details of approved self-performed scope.
· Verify quality of all work prior to inspection with IOR or AHJ.
· Monitor all potential changes in scope, and ensure timely processing of change orders.
· Collaborate with PM, Design Team, Inspectors, and AHJ’s to successfully deliver all required permit related documentation and final sign-off’s.
· Ensure accurate and timely completion of all Punch List scope.
· Review and verify all closeout documentation from subcontractors prior to approval of final invoices.
