Research Analyst - Data Centers, Alternatives & Practice Groups
Job Description Summary
This position will reside in the Global Think Tank and will report directly to the Head of Data Center Insights. The Research Analyst is responsible for supporting the business and Think Tank with accurate data collection and verification, database management, trend analysis and data visualization for broker/client requests, GOS requirements, ongoing reporting, and requests from a variety of Cushman & Wakefield service lines and property type leadership groups, including alternatives and practice groups (PG), capital markets, valuation and advisory, etc. Specifically, this position provides support for accurately gathering, sourcing, and analysing data and interpreting this information to identify and present market trends in visual and text formats. Output of the analysis is used to directly support producer and client-facing employee requests. The Research Analyst is also accountable for accurate and proactive maintenance, and improvement, of proprietary and third-party databases with critical market data, as well as pulling data from said systems to support thought leadership and forecast development. The position will serve as quality control auditor to ensure accuracy of reports and data, as well as adherence to corporate standards.
Responsibilities
Job Description
- Data collection, verification and database management
- Source and collect data pertinent to niche asset classes, including but not limited to data centers, including property level information, land and building comps from various sources, and utilities data
- Cross reference media reports with broker knowledge, county records, etc. to verify data and ensure its accuracy
- Update and maintain internal comps, internal market data, and overview decks
- Data analysis
- Synthesize all data collected, analyze it, and identify interesting or unexpected findings
- Summarize and articulate key findings in visual and/or text formats
- Present data in a professional, organized and intuitive fashion for deeper analysis by the Head of Data Center Insights, or appropriate senior research lead
- Data visualization and business intelligence reporting
- Keep overview/house view charts/decks up to date
- Create interesting charts/tables/slides highlighting new sector trends; improve existing visualizations where appropriate
- Using business intelligence reporting knowledge, build out existing dashboards in PowerBI or create new ones to ensure data readiness and streamline data request fulfillment; develop broker self-service tools where appropriate/as requested
- Client-facing team request
- Handle basic broker requests on a regular basis, provide support for ad hoc pitch deck creation and RFP fulfillment
- Aggregate pertinent information such as land comps, fiber maps, and market data collection from internal and subscription sources
- Ensures research teams are meeting needs of fee-earners
- Thought leadership and reporting
- Contribute to Think Tank thought leadership, as needed
- Compile data, analyze trends and write (or assist in writing) quarterly reports
- Identify new sources of credible data; present data in a compelling, thoughtful, and professional manner
Qualifications
- Bachelor’s degree in data analytics, data science, mathematics, economics, statistics, finance, or other related quantitative focus required
- 1-2 years of experience in real estate research or data center experience is preferred
- Advanced knowledge in MS Office Suite, including Excel and PowerPoint
- Experience with Power BI or Tableau is highly preferred
- Exceptional project management, time management and organizational skills
- Natural curiosity, an analytical mindset, and data interrogation capabilities
- Data accuracy, consistency, timeliness and comprehensiveness
- Development of new time series data and improvement of existing research data
- Service delivery: request turnaround time and quality
- Thought leadership creation: working with the team to outline, structure and deliver industry-leading research reporting and analysis
- Ability to source new, compelling, and topical data
- Development of internal business intelligence tools that are used for broker self-service and/or bring efficiency to broker/client request fulfillment
- Other desired technical skills:
- Knowledge of data normalization practices and ability to maintain a growing database of ~5,000 observations
- Ability to cross reference pertinent data points (i.e. land and building comps) across multiple data sources
- Intermediate-advanced excel proficiency (i.e., perform Vlookup, index/match functions, PowerQuery, pivot tables)
- Intermediate PowerBI experience (i.e., knowledge of DAX, PowerQuery, data workflow modelling, dashboard creation)
- Ability to review qualitative data for pertinent quantitative information, formulate a conclusion from information in the source, and verify its accuracy or truthfulness. (i.e. source data from media, social media, conversations, panels, webinars, etc.)

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.
The company will not pay less than minimum wage for this role.
The compensation for the position is: $ 72,250.00 - $85,000.00
