Job Description Summary
To plan and direct the daily security functions of a commercial facility and supervise and train the security staff to ensure the safety and protection of the individuals, tenants, and the public within and on the premises.

IMPORTANT EDUCATION
- A two-year college degree or technical/vocational school certificate
Qualifications And Requirements
- 10+ years of law enforcement, military or similar experience with strong background in public safety, emergency management and incident response
- 5+ years in a supervisory or leadership role managing teams and operations
- F-89 Fire and Life Safety Director Certificate of Fitness or ability to obtain within 6 months
- Corporate security experience preferred, ideally within a commercial office or high-rise environment
- Familiarity with union labor environments, including Local 32BJ
- Strong leadership, communication, and decision-making skills, especially in high-pressure situations
Essential Functions And Responsibilities
Security operations and vendor management
- Oversee the contracted security workforce, including staffing plans, scheduling, and daily deployment
- Review and approve payroll for security personnel and ensure compliance with contract terms
- Manage union-related matters with Local 32BJ, including grievances and labor coordination
- Monitor vendor performance and implement service level improvements
- Develop and enforce standard operating procedures
Training and development
- Administer training programs for security personnel, including emergency response and customer service
- Ensure all required certifications and training standards are maintained
- Lead drills and exercises for emergency preparedness
Life safety and emergency preparedness
- Oversee life safety systems, vendors, and compliance programs
- Maintain and update the Fire Safety and Emergency Action Plan in accordance with NYC Fire Code
- Lead emergency drills and serve as primary point of contact during incidents
- Ensure compliance with FDNY and other regulatory agencies
Law enforcement and threat intelligence liaison
- Serve as primary liaison with local law enforcement and emergency responders
- Monitor neighborhood conditions and emerging threats
- Integrate intelligence into building security protocols
Tenant and executive protection coordination
- Act as primary security contact for high-profile tenants
- Coordinate executive protection protocols and special security requests
- Align tenant security measures with building policies
Risk management and reporting
- Conduct risk assessments and implement mitigation strategies
- Prepare incident reports and provide updates to ownership
- Track security metrics to drive continuous improvement
Additional Eligibility Qualifications
- Working knowledge of security within a commercial facility
- Working knowledge of electronic monitoring, CCTV and access control systems
- Extensive knowledge of Security State and Federal Laws and Regulations
- CPR certified
- Strong knowledge of budgeting, finance and accounting
- May be required to be licensed
- Should be familiar with property rights, emergency procedures, and detention of violators
- Computer literate in Microsoft Word, Excel and Photo Shop
Work Environment

- This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines

The company will not pay less than minimum wage for this role.
The compensation for the position is: $ 148,750.00 - $175,000.00
