CBRE is currently seeking a Maintenance Technician to perform preventive maintenance, inspections, and repairs on building systems including mechanical and electrical components. This role supports energy efficiency, ensures compliance with safety codes, and assists with equipment installations and modifications. Ideal candidates have basic mechanical experience, strong organizational skills, and the physical ability to handle manual tasks in a fast-paced environment.
This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.
What You’ll Do
- Perform ongoing preventive maintenance and repairs on mechanical, electrical, and other building systems.
- Conduct routine maintenance inspections, diagnose potential problems, and make repairs.
- Assist with the installation and modification of building equipment and systems.
- Review assigned work orders and partner with available systems to track completion.
- Support energy management by ensuring all building systems are operating efficiently.
- Inspect existing installations for compliance with building codes and safety laws.
- Use existing procedures to solve straightforward problems. Exchange straightforward information in a clear, concise manner.
- Impact team through defined duties, methods and tasks as described in detail.
- Deliver own output by following defined procedures and processes under close supervision and guidance.
What You’ll Need
- High School Diploma or equivalent experience, GED, or trade school diploma with 1-2 years of job-related experience. In lieu of a diploma, a combination of experience and education will be considered.
- Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
- Ability to follow basic work routines and standards in the application of work.
- Communication skills to exchange straightforward information.
- Microsoft Office products: Word, Excel, Outlook, Teams and manage work orders through a CMMS.
- Strong organizational skills with an inquisitive mindset.

Position Summary
The Maintenance Technician serves as the primary on-sitetechnical resource for a client space within a Class A office building locatedin downtown Houston. This position is responsible for initial troubleshooting,routine site inspections, system monitoring, and coordination with preferredservice providers. The role emphasizes accurate problem identification, timelyescalation, preventive maintenance oversight, and effective vendor managementto ensure reliable, efficient, and compliant building operations. TheMaintenance Technician is the primary responsible party for after-hours andemergency response support on a 24x7 basis, as required.
Essential Duties And Responsibilities
- Perform initial inspection and high-leveltroubleshooting of building systems to identify root causes of issues.
- Conduct routine and critical site inspections tomonitor space conditions and system performance.
- Perform minor repairs as needed, including lighthandyman work, furniture adjustments, and basic non-specialty repairs.
- Determine when issues require escalation andcoordinate corrective actions with approved and preferred service vendors.
- Serve as the on-site liaison for vendors,including escorting contractors, overseeing work activity, and verifyingcompletion against approved scope.
- Monitor day-to-day operation of mechanical,electrical, plumbing, and life-safety systems.
- Maintain working knowledge of HVAC systemsincluding AHUs, VAVs, pumps, chilled and condenser water systems.
- Monitor electrical systems including panels,breakers, switchgear, ATS, and UPS systems.
- Utilize the Building Management System (BMS) tomonitor system performance, review alarms, and assist vendors with diagnostics.
- Create, update, track, and close work orderswithin the computerized maintenance management system (CMMS).
- Schedule, coordinate, and monitor preventivemaintenance activities in accordance with prescribed service frequencies andmaintenance programs.
- Verify completion of preventive maintenancetasks and ensure documentation is accurate and complete.
- Maintain organized service records, inspectionreports, and vendor documentation.
- Ensure all vendor-performed work complies withsafety standards, building policies, and applicable codes.
- Respond to service requests, system alarms, andemergency conditions in accordance with established procedures.
- Serve as the primary responsible party forafter-hours on-call and emergency response support on a 24x7 basis, as needed.
Qualifications
- High School Diploma, GED, or trade schoolcertification required.
- 3–6 years of experience in commercial buildingoperations, facilities maintenance, or technical coordination roles.
- Solid working knowledge of HVAC, electrical,plumbing, and building control systems.
- Demonstrated ability to perform initialdiagnostics and clearly communicate technical findings to vendors andmanagement.
- Experience coordinating, scheduling, andoverseeing third-party service providers preferred.
- Ability to work independently as the primaryon-site technical point of contact.
- Proficiency with CMMS platforms and MicrosoftOutlook, Word, and Excel.
- Strong organizational, communication, andfollow-up skills.
- Willingness and ability to provide 24x7 on-callsupport as required by building operations.
- Some travel may be required (e.g., Austin, TX).
Physical Requirements
- Ability to lift and carry up to 50 pounds.
- Ability to walk the property, climb stairs orladders, and access mechanical spaces as needed.
- Ability to work in mechanical rooms, rooftops,and occasionally outdoors in varying conditions.
