Overview
1. Day Porter & Hospitality (The "Face" of the Tower)
· Public Area Policing: Continuously monitor and maintain the "Class A" appearance of the main lobby, elevator banks, and common corridors.
· Restroom & Breakroom Management: Ensure restrooms are sanitized and restocked; maintain the mother's rooms on each finished floor and the multiple kitchen spaces throughout the building.
· Event Support: Assist with the setup and breakdown of the "Town Hall" (basketball court/event space) and the 12th-floor conference facilities.
· First Response: Address immediate needs such as spills, debris, or safety hazards in high-traffic areas or the adjacent 8-story parking garage.
2. Engineering Support (The "Hands" of the Building)
· Technical Assistance: Shadow and assist Building Engineers with preventative maintenance (PM) on modern HVAC systems, electrical panels, and plumbing.
· General Repairs: Perform minor handyman tasks including ceiling tile replacement, furniture assembly, hanging signage, and clearing minor plumbing clogs.
· Lighting Maintenance: Conduct "bulb rounds" to identify and replace burnt-out lighting in common areas and the parking structure.
· Vendor Escort: Assist in supervising third-party contractors (elevators, fire/life safety, landscaping) to ensure work is completed safely.

· Customer Service: Exceptional interpersonal skills; this role interacts daily with FCCU leadership, employees, and third-party tenants.
· Reliability: Punctuality is critical to ensure the building is "client-ready" by the start of business hours.
