SVP, Revenue & Asset Management
The SVP, Revenue & Asset Management is the economic performance owner of Hillpointe’s multifamily portfolio. This role holds full responsibility for pricing strategy, lease-up pricing and concessions strategy, budgeting, forecasting, tax strategy, operating-phase capital planning, and financial performance across Hillpointe’s multifamily portfolio.
This role assumes economic leadership of each asset upon transition from development to pre-leasing and operations. While construction budgeting and development draw management remain under the purview of the Development team, this leader owns the financial performance of each asset from pre-leasing through stabilization and ongoing operations. From that point forward, this leader owns asset-level economic outcomes, including lease-up and stabilization economics, rent strategy, renewal pricing, concession posture, forward cash flow forecasting, real estate tax appeal oversight, operating reserve management, and distribution recommendations.
Investor reporting and lender covenant management remain under the purview of the CFO and Debt Capital Markets team; this role provides operating projections, performance inputs, and valuation assumptions to support those processes.
The mandate for the role is to drive portfolio-level revenue growth and disciplined operating expense control across the portfolio, with an ultimate focus on increasing asset value and preparing assets for monetization events.
Key Responsibilities
- Revenue & Pricing Authority
- Set all new lease and renewal pricing across the portfolio.
- Control concession strategy and effective rent positioning.
- Establish pre-delivery rent grids aligned with underwriting targets.
- Own lease-up and stabilization economics from certificate of occupancy through stabilization.
- Set absorption pacing targets in coordination with Managing Partners.
- Identify performance gaps and adjust pricing and concession posture accordingly.
- Monitor and manage loss-to-lease, trade-out, and exposure to maximize realized rent across the portfolio.
- Drive ancillary income strategy across the portfolio, including evaluating billing performance on existing programs (RUBS, parking, pet, storage, smart home, and similar) and recommending programs to add or eliminate to maximize total revenue.
- Financial Governance & Expense Discipline
- Drive portfolio-level revenue growth and disciplined operating expense control.
- Review, challenge, and finalize all property-level budgets prior to Managing Partner approval.
- Enforce payroll discipline by holding operations accountable to approved staffing models and cost-per-unit targets.
- Enforce marketing spend discipline by evaluating cost-per-lease performance and adherence to approved budgets.
- Monitor and drive continuous improvement in unit turn costs and other major controllable expense categories.
- Enforce accountability standards across the portfolio while reinforcing OneHillpointe culture.
- Underwriting, Forecasting & Operating Capital Planning
- Update underwriting for each asset quarterly.
- Maintain rolling forward cash flow forecasts for every asset, including a 12-month forward monthly forecast and a 5-year forward annual forecast.
- Oversee operating-phase capital planning, including start-up marketing budgets, operational deficit reserves, and monitoring of interest reserves.
- Ensure sufficiency of operational reserves during lease-up and early stabilization.
- Identify performance drift early and implement corrective strategies.
- Recommend asset-level and fund-level distributions based on forward projections, incorporating reserve levels, tax and insurance obligations, and upcoming capital expenditure requirements.
- Real Estate Tax Strategy & Appeals Oversight
- Review and evaluate all annual property tax assessments across the portfolio.
- Establish and direct portfolio-wide tax appeal strategy.
- Lead and manage third-party tax consultants through the appeal process.
- Critically review valuation assumptions, comparable selection, and market positioning used in appeal filings.
- Approve all appeal submissions and settlement thresholds.
- Insurance & Risk Oversight (Secondary Review)
- Insurance program ownership sits with the General Counsel. This role provides a secondary review at the asset and portfolio level on premium allocation accuracy, claims trends, and overall insurance performance against benchmarks.
- Surface allocation issues, anomalies, or opportunities for improvement and partner with the General Counsel and finance team on resolution.
- Monitor jurisdiction-level regulatory exposure (rent control, source-of-income, fee restrictions, and similar) and flag implications for pricing posture and underwriting.
- Valuation, Disposition & Hold-Period Strategy
- Serve as a member of the Internal Valuation Committee for annual fund valuations.
- Provide forward operating projections, rent growth assumptions, and stabilization outlook to support asset-level valuation analysis.
- Collaborate with the CFO and SVP, Debt Capital Markets & Asset Sales to ensure operating forecasts align with valuation conclusions.
- Jointly with the SVP, Debt Capital Markets & Asset Sales, surface and recommend optimal disposition timing, hold-period extensions, and recapitalization scenarios based on operating performance, market conditions, and forward IRR projections.
- Maintain asset-level views of NOI trajectory, sales comps, and cap rate movement to inform monetization timing in coordination with the SVP, Debt Capital Markets & Asset Sales.
- Asset Management Platform Development
- Lead a team of two Asset Managers to appropriately manage the entire portfolio.
- Design and formalize asset management processes, reporting cadence, and performance dashboards in partnership with the data team.
- Recruit and build the next generation of asset management talent as the platform scales.
- Executive Engagement
- Conduct monthly asset-level performance and strategy reviews with the Managing Partner.
- Proactively surface strategic initiatives to enhance revenue and NOI growth.
- Confidently debate assumptions and defend recommendations.
- Present quarterly portfolio performance and forward outlook to senior leadership.

Qualifications
- Experience & Background
- 10+ years of multifamily experience with demonstrated revenue management authority.
- Proven ability to lead pricing strategy across a multi-asset portfolio.
- Advanced Excel modeling capability.
- Experience updating underwriting models and building forward cash flow forecasts.
- Experience with revenue management and property management systems, including Funnel, Entrata, and institutional RMS platforms.
- Ability to operate within and help shape evolving internal CRM/ERP systems.
- Demonstrated ability to hold operational teams accountable within an owner-operator structure.
- Experience overseeing real estate tax appeal strategy and third-party consultant management.
- Comfortable operating with direct executive visibility and performance accountability.
- Bachelor’s degree in Finance, Real Estate, Business, or related field required; MBA or advanced degree preferred.
