Overview
We are seeking a dependable and skilled Residential Maintenance Technician to support the day-to-day maintenance operations of residential properties and apartment communities. The Maintenance Technician is responsible for completing work orders, performing preventive maintenance, troubleshooting building systems, and ensuring units and common areas are maintained in a safe, clean, and functional condition.
The ideal candidate will have strong mechanical aptitude, excellent customer service skills, and experience working in residential or multifamily maintenance environments.
Pay: $28.56/hr
The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant’s education, experience, skills, abilities, geographic location, and alignment with market data.

This position is represented by 70DOCKST and includes union benefits such as health coverage, pension, paid time off, and holidays as outlined in the collective bargaining agreement.
Schedule
- Full-time (Sunday through Thursday, 8:30am - 5:00pm)
- Paid On-call rotation may be required
- Weekend availability may be needed based on property needs
Responsibilities
Essential Responsibilities
- Complete assigned service requests and maintenance work orders in a timely manner
- Perform general repairs including plumbing, electrical, drywall, painting, carpentry, appliance troubleshooting, and trash removal
- Conduct preventive maintenance inspections on building systems and equipment
- Prepare vacant apartments/units for new residents, including repairs, cleaning coordination, and touch-up work
- Respond to emergency maintenance calls as needed
- Maintain grounds, common areas, and property appearance standards
- Troubleshoot and repair basic plumbing and electrical issues
- Ensure trash areas are clean, organized, and properly maintained
- Monitor and assist with boiler operations and building mechanical systems as needed
- Ensure all work is completed in compliance with safety standards and company policies
- Communicate professionally with residents, property managers, and vendors
- Maintain accurate records of completed maintenance tasks and inventory usage
- Assist with snow removal, trash removal, or other seasonal/property upkeep duties as required
Qualifications
Qualifications
- High school diploma or GED required
- 1–3 years of residential, apartment, or building maintenance experience preferred
- Basic knowledge of plumbing, electrical, carpentry, drywall repair, appliance maintenance, and boiler systems
- Preferred Boiler License strongly desired
- CPO (Certified Pool Operator) Certification preferred
- Ability to use hand tools, power tools, and maintenance equipment safely
- Strong troubleshooting and problem-solving skills
- Excellent customer service and communication abilities
- Ability to work independently and manage multiple priorities
- Valid driver’s license may be required
Physical Requirements
- Ability to lift up to 50 pounds regularly
- Ability to stand, walk, climb stairs/ladders, bend, kneel, and work in varying weather conditions
- Ability to respond to on-call or after-hours emergencies if required
