What this job involves:
As an Operating Engineer at JLL, you'll play a vital role in ensuring the seamless operation of complex facility systems that keep our clients' buildings performing at their best. This position demands technical expertise across multiple craft areas including Electrical, HVAC, Piping/Plumbing, and Central Utility Plant Operations. You'll be responsible for the hands-on operation, maintenance, troubleshooting, and repair of critical building equipment, from mechanical and plumbing systems to fire and life safety controls. You'll manage everything from preventative maintenance schedules to contractor oversight, ensuring optimal equipment performance while maintaining a safe and compliant workplace environment.
What your day-to-day will look like:
• Perform maintenance, monitoring, and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to keep facility and building systems up to applicable standards
• Maintain responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance, and technical proficiency
• Clean, inspect, calibrate, and change parts on HVAC systems and associated equipment to maintain optimum performance levels
• Record readings and make adjustments where necessary to ensure proper operation of equipment across all building systems
• Monitor the quality and pricing of maintenance work performed by outside contractors, ensuring standards are met
• Perform periodic checks of tool and instrument inventory to maintain readiness for all maintenance activities
• Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials while maintaining a clean and safe workplace
Required qualifications:
• High school diploma or GED equivalent
• 2-4 years of experience maintaining and repairing commercial building systems
• Ability to analyze the operation of various commercial or industrial Mechanical, Electrical, Plumbing, and HVAC systems, determine the cause of problems or malfunctions, and take corrective action
• Working knowledge of computer applications including Word and Excel
• Physical ability to bend, sit, kneel, squat, stand, reach, and lay as required to access equipment components for extended periods of time
• Ability to work exposed to heat, sunlight, rain, cold, and during daylight and night-time hours as needed
Preferred qualifications:
• EPA 608 Universal Certification
• Two years of trades schooling in electrical system design, refrigeration, and HVAC
