MAINTENANCE TECHNICIAN
The Maintenance Technician performs technical and mechanical tasks to ensure that the property's buildings, grounds, amenities, and common areas meet cleanliness, appearance, safety, and functionality standards.
RESPONSIBILITIES INCLUDE:
- Completing work orders for resident requests and preventive maintenance.
- Conducting inspections to ensure quality and address property needs.
- Preparing vacant apartments for new tenants.
- Managing inventory and ordering supplies.
- Maintaining documentation.
- Assisting in grounds upkeep.
- Supporting cost-cutting efforts.
- Participating in safety protocols.
- This position will participate in a rotating on-call schedule, requiring weekend, evening, and morning availability.
QUALIFICATIONS REQUIRED:
- The ability to diagnose and repair mechanical issues within buildings and common areas
- This includes troubleshooting problems, making repairs in compliance with safety standards and codes, and performing preventive maintenance to ensure functionality.
- Thoroughness in completing tasks such as pre-move-out inspections, maintenance work orders, and documentation
- Managing inventory, scheduling vendors and contractors, obtaining supplies, and keeping track of materials used
- Adhering to safety protocols and regulations, participation in safety meetings, and prompt reporting of accidents or incidents
- Effective communication with management, residents, vendors, and contractors is necessary for coordinating work, addressing concerns, and ensuring that property needs are met efficiently.
- Must have or be willing to obtain EPA certifications Type I and II or Universal for refrigerant recycling
- Must have valid driver’s license to operate a golf cart on the property
- High School diploma/GED and related experience and/or training
PHYCIAL REQUIREMENTS
- Ability to lift, push, pull and carry up to 50 lbs regularly and occasionally heavier loads.
- Frequent standing, walking, bending, stooping, kneeling, and crouching.
- Ability to climb ladders and work at heights.
- Manual dexterity for handling tools and equipment.
- Ability to work in varying environmental conditions (heat, cold, outdoors).
- Good vision and hearing for safety and equipment operation.
WORK REQUIREMENTS
- Ability to work full-time, including evenings, weekends, or on-call shifts as needed.
- Comfortable working in noisy, dusty, or confined spaces.
- Ability to operate and maintain hand tools, power tools, and specialized equipment.
- Knowledge of safety protocols and ability to wear required PPE (Personal Protective Equipment).
- Ability to read and interpret technical manuals, blueprints, and schematics.
- Strong troubleshooting and problem-solving skills.
- Compliance with company policies and OSHA regulations.
