Job Summary and Qualifications
The Carpenter Painter/Project Coordinator will be the primary Facilities point of contact for project work induction for the hospital and satellite sites. Will also coordinate renovations, modifications and construction projects. Will be responsible for coordinating project work schedule with all hospital personnel and medical staff. Operates, maintains, troubleshoots and repairs all equipment and systems related to the physical plant. Perform general maintenance and security functions to provide a safe and comfortable environment for all patients, staff, and visitors. Will report to the Director of Facilities Maintenance & Security.
What will you do in this role:
· Be an active member of shift turnover. Reporting deficiencies, mechanical issues, jobs not completed, vendors still on premises and security issues.
· Records data as required by boiler and/or chemical logs. Analyzes such readings, making necessary corrections to ensure safe and comfortable conditions within the hospital.
· Ensure conformance with NFPA, NEC, OSHA, and TJC regulations are provided with each project.
· When provided, integrate Plans for Improvement from the Vice President of Engineering and Facilities Management, or Director of Facilities Management, integrate these plans into your annual project plan for execution.
· Complete independent in-house cost estimate for the work.
· Prepare solicitation documentation when sending work to contractors for bid.
· Analyze proposals to recommend “best value” option to the work induction board.
· Be the hospital facility construction surveillance representative to ensure the contracted work is performed in accordance with applicable safety, quality, and environmental regulations.
· Provide liaison/assistance/advice to customers for project related issues to include: moves, advise on telephone/IS notifications, furniture coordination, etc.
· Develop an annual plan for work execution, recommended prioritization for budgeting purposes.
· Develops an overall hospital-wide project work schedule and plan to ensure timely and satisfactory completion of all projects budgeted.
· Ensure all Owned Projects are completed on time with good quality
· Ensure all Projects meet Life Safety/Fire Safety requirements. Work with the Infection Control Department to ensure all projects, renovations, upgrades etc. meet Infection Control Construction/Maintenance Risk Assessment (ICRA) requirements.
· Performs Emergency Generator testing: Monthly Full-Load as scheduled.
· Provides snow and ice removal and on-call services for snow removal during the winter months: Shoveling, Snow Blowing, Sanding and Salting.
· Secures and controls access to the Hospital Building.
· Performs preliminary investigation of security events and provides assistance as necessary to police for formal investigations.
· Provides Security support during all shift
What qualifications will you need:
· High school diploma or GED required
· Minimum of 3 years of construction project management experience including carpentry and painting skills required
