Utility Infrastructure Manager
About the Role
As part of CBRE’s Global Workplace Solutions team, the Utility Infrastructure Manager will lead the technical oversight and strategic startup of the utility due diligence team for a major e-commerce client. This leadership position is designed for a professional who can spearhead initial engagements and the mobilization of workflow processes, subsequently leading the expansion of a high-performing analyst team. You will be responsible for resolving complex technical encumbrances, managing high-level utility relations, and acting as a primary technical advisor to the client's regional leadership, clearly articulating complex grid and real estate constraints into actionable acquisition strategies.
What You’ll Do:
- Support power availability assessments for prospective sites by gathering utility data, requesting load letters, and coordinating with utility contacts
- Research substation locations, service territory boundaries, and utility infrastructure using publicly available tools and utility portals
- Compile and organize utility responses, capacity confirmations, and preliminary engineering feedback into standardized due diligence packages
- Track utility inquiry status across multiple active sites and flag delays or missing information to senior team members
- Assist in evaluating utility upgrade requirements and associated lead times for sites with constrained infrastructure
Easements & Real Property Rights
- Review utility easements, right-of-way agreements, and access agreements to identify key terms, restrictions, and encumbrances
- Coordinate with title companies, surveyors, and legal counsel to support easement research and resolution during due diligence
- Maintain and update the portfolio-level easement tracker, flagging expiring, conflicting, or missing easements
- Assist in preparing easement summaries and redlines for review by senior team members and legal counsel
Engagement & Coordination
- Serve as a day-to-day coordination point with utility account managers and right-of-way teams for active due diligence requests
- Schedule and support pre-application meetings, site visits, and utility coordination calls
- Maintain contact databases and relationship logs for utility and municipal power contacts across active markets
- Monitor utility communications and ensure timely follow-up on outstanding requests
Reporting & Documentation
- Prepare clear, organized due diligence summaries and status reports for internal stakeholders
- Maintain project trackers, timelines, and documentation libraries for active and completed site assessments
- Support the development and maintenance of standardized templates and checklists for utility due diligence
What You’ll Need:
- 2–4 years of experience in commercial real estate, utility coordination, or infrastructure advisory — experience at a major CRE services firm (e.g., CBRE, JLL, Cushman & Wakefield) preferred
- Exposure to utility coordination, site due diligence, or occupier services for large commercial or industrial tenants
- Basic familiarity with utility easements, right-of-way agreements, or real property documentation
- Strong organizational skills and attention to detail — you're the person who notices when something's missing before it becomes a problem
- Proficiency in Microsoft Office Suite; experience with GIS tools, utility mapping platforms, or project tracking software a plus
Preferred
- Experience supporting tenant representation or occupier services transactions with a utility or infrastructure component
- Familiarity with ISO/RTO market structures (PJM, ERCOT, CAISO, MISO, NYISO, ISO-NE, SPP) at a conceptual level
- Exposure to DER technologies (solar, battery storage, backup generation) in a real estate or energy context
- Experience maintaining document management systems or due diligence trackers across multiple concurrent projects
CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for this position is $100,000 annually and the maximum salary for this position is $120,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates may also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
