Overview
The primary responsibility of the Preventive Maintenance Technician is to address tenant reactive / requested repairs and services and basic preventative maintenance work orders and maintain a safe environment for building occupants.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following (other duties may be assigned):
- Completes preventive and corrective work orders as assigned.
- Familiar with basic HVAC, electrical, and plumbing including restroom fixture repair and replacements (Excluding any refrigerant work requiring EPA Universal Certification).
- Ability to identify equipment defects by visual and/or audio inspection.
- Advises supervision of identified defects in equipment and potential problems that require additional attention.
- Carries out varieties of general repair tasks – first responder duties.
- Maintains equipment logs as directed in the CMMS work order system.
- Maintain lighting and mechanical equipment rooms in a safe, clean manner.
- Provide excellent customer service.
- Must be available for the shared schedule for after-hours support rotation.
- Other similar responsibilities.
EDUCATION and/or EXPERIENCE:
High school diploma or general education degree (GED) and one year of relevant experience in basic General Maintenance.
MATHEMATICAL SKILLS:
Ability to add, subtracts, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
CERTIFICATES, LICENSES, REGISTRATIONS:
A valid state driver's license. Ability to pass a background check.

The employee must regularly lift and/or move up to 50 pounds. Visually inspection of equipment and all buildings assets.
