Overview
Summary
Primary role coordinates and directs day to day Facilities Operations and Maintenance (FOM) support services focusing on plant operations, building automation, life safety systems and preventive maintenance (hard services) performed by in house and third-party providers. Also has indirect / secondary responsibilities over general buildings maintenance, grounds / landscaping, and cleaning / custodial services, grounds services, and administrative office operations by performing the following duties personally or through subordinate supervisors.
Essential Duties and Responsibilities
- Coordinates and directs skilled trades and maintenance personnel and other workers engaged in plant operations, building automation, life safety systems and preventive maintenance (hard services) performed by in house and third-party providers
- Schedules and coordinates and ensures service delivery from all engaged third part service providers such as Life Safety, Fire Suppression, Elevators etc. Mechanical PM (client or ABM owned).
- Analyzes client’s buildings programming / occupancies and schedules related HVAC systems, BAS / Environmental setpoints, lighting, and other factors.
- Works with ABM Project Manager with assigned major repair and larger scale capital improvements
- Performs audits to support ongoing inspection regimens as part of QA metrics and SLA / Contract Compliance.
- Assists client with long range plans, conceptual designs, and capital outlay requirements and documentation for facility support services.
- Formulates and coordinates program specifications, requirements for proposals and contracts, and associated documents.
- Works with ABM office manager and procurement person to ensure accurate financial management and expedited processing of materials and service needs.
- Works closely with QA person to confirm adherence to SLA and KPI service performance standards and interval reporting of said statistics.
- Provides client support regarding liaison to public utility, environmental, and energy agencies.
- Reviews construction and installation plans to ensure serviceability and standardization.
- Procures specialized services and parts as needed including regular service contracts for systems subject to major compliance such as Life Safety; Fire Suppression; Elevators; etc.
Supervisory Responsibilities
Is responsible for the overall direction, coordination, and evaluation of hard services units. Carries out management responsibilities in accordance with ABM’s and client’s policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Education and/or Experience
- Bachelor's degree in Facilities Management and or Engineering from four-year college or university.
- Seven (7) years related experience and/or training; or equivalent combination of education and experience.
- Higher Education Facilities Management Experience in a multicampus environment is a plus, as is formal Mechanical Contractor Credentials or Trades Licensing.
Language Skills
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
Mathematical Skills
Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
Reasoning Ability
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
Computer Skills
To perform this job successfully, an individual should have knowledge of JD Edwards, QuickBooks Pro etc. Accounting software; Outlook Contact Management systems; MS Access Database software; AutoCAD Design software; Delta Controls, Automated Logic; Niagara, or other Native BACnet control suites; Development software; IE - Explorer or Firefox Internet software; Inventory Direct Inventory software; Brightly; Maximo, FAMIS etc. Order processing systems; Kronos Payroll systems; MS Project or Milestones Project Management software; Excel incl Pivot and or BIM Spreadsheet software and MS Word Processing software.
