Job Summary
Responsible for planning, managing, and resolving customer requests and inquiries related to the operations that occur at a facility which may include facilities planning, design, construction, allocation of offices and furniture, food services, janitorial, landscaping, move services, and maintenance or repair activities. In addition, Facility Operations functions may also include office service activities such as mail services, forms management, reprographics, and office supplies. Applies policies, procedures, and best practice processes to support facilities management and office services activities. Under general direction, supervises and reviews for accuracy and effectiveness within a specialized function. Performs complex assignments and fulfills broad responsibilities where compulsory outcomes are defined, but methods and procedures may vary based on judgment or precedent. Coordinates the work of others on assignments and allocates work to and assists less experienced team members. Skills required for this job are typically acquired by completion of an undergraduate degree and 6+ years of experience or equivalent work experience in lieu of degree.
Roles and Responsibilities
- We are seeking a highly skilled and experienced Facilities Maintenance Superintendent to oversee the effective maintenance, operation, and oversight of facilities.
- The Facilities Maintenance Superintendent will be responsible for ensuring the safety, functionality, and cleanliness of all buildings, grounds, and equipment.
- This role requires excellent organizational and leadership skills, as well as a strong understanding of facility management principles.
- The ideal candidate will be initiative-taking, detail-oriented, and capable of multitasking in a fast-paced environment.
- Develop and implement comprehensive facility management policies, procedures, and programs to ensure the efficient operation and maintenance of all facilities.
- Oversee the maintenance and repair of buildings, systems, and equipment, including HVAC, electrical, plumbing, and other essential systems.
- Conduct regular inspections of facilities to identify maintenance needs, safety concerns, and compliance with regulations.
- Develop and manage budgets for facility operations, maintenance, and capital improvement projects.
- Coordinate and supervise facility staff, including maintenance technicians, janitorial staff, and security personnel, to ensure all tasks are completed effectively and on time.
- Collaborate with external vendors, contractors, and suppliers to obtain competitive quotes, negotiate contracts, and ensure service level agreements are met.
- Establish and maintain relationships with regulatory agencies, ensuring compliance with local, state, and federal regulations pertaining to facility management, safety, and environmental standards.
- Develop and implement Standard Operating Procedures (SOP’s), work instructions (WI), Statement of works (SOW)and other related administrative requirements Monitor and evaluate energy consumption and implement initiatives to optimize energy efficiency and sustainability within facilities.
- Develop and maintain a preventive maintenance program to minimize downtime, extend equipment life, and reduce repair costs.
- Conduct regular audits and inspections to ensure adherence to safety protocols and regulatory requirements.
- Stay updated on industry trends, best practices, and innovative technologies in facility maintenance, and recommend improvements or upgrades, as necessary.
- Collaborate with other departments to ensure facility-related needs are met, such as space planning, office relocations, and equipment installations.
Basic Qualifications
- US Citizenship.
- Must be fluent in English.
- Must possess passport book (not passport card) with at least 12 months of remaining validity AND with at least 4 blank visa/stamp pages remaining.
- Must possess driver's license with at least 6 months of remaining validity.
- Must possess security clearance or the ability to obtain and maintain.
- Proven experience as a Facilities Maintenance Superintendent or in a similar role, demonstrating a track record of successfully managing and overseeing facility operations.
- Strong knowledge of building systems and maintenance, including HVAC, electrical, plumbing, and security systems.
- Familiarity with regulatory requirements and best practices in facility management, safety, and environmental standards.
- Proficiency in using computerized maintenance management systems (CMMS) and other facility management software.
- Valid driver's license, as occasional travel may be required.
